WHAT WE DO
Many issues can arise with land and buildings.
Condominiums that are dilapidated and need to be rebuilt,
old traditional-style houses located on alleys without vehicular access,
properties with complicated situations in terms of their limited proprietary rights of land, lease rights, surface rights, fixed-term leases, etc.,
real estate with complex ownership arrangements due to inheritance or other reasons…
Due to legal matters, the advanced age of rights holders, conflicts of interest, etc., these problems don’t always have simple solutions.
Such factors can lower the liquidity of a real-estate property and cause its market value to fall, since they prevent one from attaining indirect financing from a bank or other financial institution.
TRIAD resolves these issues with abundant experience and a spirit of fairness.
Our mission is to achieve this by directly linking investors with real-estate projects, thus creating an all-new form of direct financing.

Our goal is to then unfold various initiatives that divide up real-estate properties and enable us to create an environment for highly liquid asset management that is available to everyone.
To TRIAD, a “profitavle proprty” is one that:
is unlikely to decline in value due to its location in an area of expected future growth,
has a value that is not dependent on peculiarities of the land or building or on tenant operations etc.,
is currently generating profits stable enough for asset management or else is capable of being returned to such a state, and can keep liquidity risk as low as possible.
These are our minimum requirements for real estate.
If these criteria are met, we believe it is possible to increase the value of real estate as an asset and encourage the growth of cities and regions both within Japan and abroad.
Although incorporating foreign real-estate properties into asset management has the advantage of distributing risk, capitalizing on such opportunities can be tricky, as it is difficult to obtain financing for purchasing such properties and there are challenges in managing them.
Some affluent investors are able to enjoy tax benefits for profits generated through this type of asset management.
Most, however, do not get this chance due to a lack of capital or information.
Through its various methods of divvying up real-estate properties so that small amounts of investment are possible, TRIAD will continue to offer highly liquid asset management that includes foreign properties and is available to everyone.
